  • Subleasing & Lease Assignments

    Life happens. If you need to move before your lease ends, Northern Management can assist you with subleasing options. Here's what you need to know:


    Your Lease Obligation

    A lease is a binding agreement. If you need to vacate early, you remain responsible for rent until the unit is re-rented or your lease term ends.


    How Subleasing Works:

    1. Submit a Lease Assignment Request — Provide a written 2-month notice and complete the Sublease & Lease Assignment Form.
    2. Subleasing Fee — A non-refundable fee equal to 75% of one month’s rent is required.
    3. Unit Pre-Inspection — Your apartment will be assessed for readiness before marketing.
    4. Marketing & Approval — Once approved, we’ll begin marketing to potential renters. All new tenants must pass our application process.
    5. Deposit Reconciliation — After move-out, your deposit will be settled within 21 days

  • Evictions & Lease Enforcement

    We strive to maintain clean, safe, and respectful communities. Evictions are a last resort, used only after multiple attempts to resolve serious lease violations such as:

    • Non-payment of rent
    • Lease or community policy violations
    • Disruptive or unsafe behavior

    An eviction can have long-term impacts, including:


    • Negative credit reports
    • Collection agency involvement
    • Legal judgments
    • Poor rental references
