The Company to Manage Your Complex

We understand that in order to fully realize the profitability of today's real estate market, it is vital that a management company has the expertise, innovation, motivation and ability to produce positive results. Northern Management has the experience to preserve and enhance the value of your real estate assets. We measure our success by the "bottom line" that we bring to our investors. Following is a brief scenario of what to expect from Northern Management.


Marketing & Leasing

Like any company, our objective is to be 100% occupied at all times. Our professional leasing department will coordinate the advertising, prepare the units for showings, set up the showings, show the apartment and take and process the application. We thoroughly screen all applicants for past rental references and employment. We verify income, run a credit and criminal check and then approve or deny the application. A rent-up fee is established at the signing of a management agreement.


Rental Payments

We are aggressive in the collection of rent, both current and delinquent. Our policy is to have zero delinquencies by the 20th of the month or have the apartment vacated so that we can rent it for the 1st of the next month. We make telephone calls to the resident's apartment and place of employment, and also make personal visits to the apartments until the rent is collected.


Maintenance

We take a proactive approach to preventative maintenance. We have a team of qualified technicians who are trained to identify and correct minor repairs before they become major repairs. We utilize a local company, Central Minnesota Repair & Restoration. All residents will be made aware of our maintenance department and phone number. Any work orders called into the maintenance department will be answered within 24 hours.


Management

When we take over the management of your property, we will notify all residents of the management change, deal with any tenant relations and/or problems, coordinate turnovers and handle the day-to-day operations of your complex. Day-to-day operations include: quarterly inspection of all the units for repairs/damage; setting up contracts for snow removal, refuse, lawn care, exterminating, insurance, etc. We will furnish an operating report to you of all financial transactions that occurred during the preceding calendar month by the fifteenth of the month. These reports can be adjusted or customized upon your request. The management fee for your complex will be determined at the signing of the management agreement.
