Administrative Assistant
The Administrative Assistant is responsible for assisting all staff members with administrative functions. These functions include opening and distributing incoming mail, preparing outgoing mail and packages, letter preparations, assisting with lease approvals and necessary follow up letters, filling on-site office supply orders, receptionist coverage for lunch periods and when the receptionist is absent, assists with accounts receivable at the beginning of the month with rent deposits and mailing delinquent rent letters, assists with accounts payable by completing invoice breakouts and copying and mailing security deposit refunds, responsible for maintaining the filing cabinets and filing correspondence and is solely responsible for the year end function of preparing the Minnesota residents CRP’s. This job description does not imply that the listed functions are the only tasks that may be performed by the Administrative Assistant. Employees will be expected, if reasonable, to follow any job related instructions and perform any other job-related tasks requested by their supervisor(s).
 
 
Accounts Receivable Specialist

   The Accounts Receivable Specialist is responsible for maintaining the Rent Rolls of the properties managed by the management company and will ensure that all income received by a project is properly recorded. It is the responsibility of the Accounts Receivable Specialist for following up with delinquency situations and ensures that company policies are followed. This job description does not imply that the listed functions are the only tasks that may be performed by the Accounts Receivable Specialist. Employees will be expected, if reasonable possible, to follow any job related instructions and perform any other job-related tasks requested by their supervisor(s).

Resident Manager

   At our Community and Technical College sites (please refer to the home page for a listing of the cities in which these are located), we have openings for Resident Managers. Typically these positions are held with a "team" effort so you are able to handle all aspects of the building. The position entails the coordination of all areas of the apartment building including administrative, maintenance and grounds keeping. The Resident Manager is responsible for the collection of rents, cleanliness of the building, first line maintenance and groundskeeping. These are just some of the duties for the position of Resident Manager. Property Management is a complex field and no two days are alike. You have to be able to adjust to different situations and use common sense to resolve any problems. Being a good communicator is "key" to the title of Resident Manager, not only with your residents, but also with the Property Manager and other representatives of Northern Management. Caretaker

   Within Northern Management you will find two different types of caretaker positions available. Being a Level I Caretaker means keeping the buildings looking in tip top shape 100% of the time. Cleaning of the common areas, laundry rooms and grounds are mandatory. Additional hours are expected of the caretaker in the winter for snow removal. A Level II Caretaker performs all the duties of a Level I Caretaker, but is involved more with the on-site operations: dealing with resident relations, problem apartments and rent collection. Both Level I and II Caretakers must live on site, and their lease for their apartment is completely separate from their employment.

Cleaner

   Looking for highly motivated, detailed-oriented individuals to do apartment cleaning on an on-call basis. Need to be able to work on your own and with a crew. We supply you with all the cleaning supplies you need to perform basic cleaning functions. Two weeks of full time hours will be available from May 27, 2001 to June 2, 2001 and August 27, 2001 to September 2, 2001. These two weeks are what we classify as our "mass move" weeks, and we need additional full time help.

Maintenance Technician (View Other Maintenance Opportunities)

    The primary function is to provide maintenance support on apartments managed by Northern Management. This maintenance position encompasses all aspects of maintenance on an apartment building. The primary focus of the position is on the cosmetic and light maintenance repairs. The majority of the technical tasks are "subbed" out to contractors that specialize in each area. The categories below will give you a rough idea of some of the multiple tasks that the position handles. This listing by no means limits the position to only these outlined tasks and may include many other problems that occur with the basic functioning of the apartment. Our maintenance positions are typically a Monday - Friday, 8am to 5pm position. There may be a limited amount of weekend or on-call requirements.

Painting: 30% of the position. Providing a nice even coat of paint on the walls. Keeping the woodwork, ceiling, and other areas paint free. Other areas that could possibly be painted would be: railings, woodwork, exterior surfaces, decks, overhangs, windowsills, etc.

Carpentry: 15% of the position. These items would include: hanging doors, adjusting doorframes, woodwork, installing new windows, and other miscellaneous carpentry tasks.

Drywall: 15% of the position. Being able to take a damaged sheetrock surface with a hole, scratch or dent and repair the damaged drywall surface back to its original state. This would include: piecing in new Sheetrock, taping, mudding and texturing. This particular task must be done so that the patchwork is not visible.

Plumbing: 20% of the position. This area includes all aspects that are associated with the water fixtures in the apartment. This entails: changing the seals of faucets, tubs, drain traps, toilet valves, flappers, wax rings (pulling the stool and replacing it), working with sill cocks, switching out diverters on tubs, replacing kitchen strainer baskets and seals, etc. The maintenance technician should be proficient in all aspects of plumbing.

Maintenance tasks: 20% of the position. This would involve all the other miscellaneous items of the position. This includes: boiler operations and zone valves to each particular apartment, venting systems and light electrical work (light switches, plugs, circuit breakers, replacing light fixtures). Other areas may include: some minor snow removal, roofing work, screen & window replacement, caulking miscellaneous fixtures, landscaping duties, appliance repairs, troubleshooting, ordering different items, and a multiple of other miscellaneous tasks.

Leasing Manager

   Oversee all office operations of our separate leasing office site. Leasing Manager will prepare units for showings, screen all leasing calls received to find the best home for an individual, show the unit and complete the application process with the individual. After an application is accepted, leasing manager will process the application including employment and rental reference verifications, and running of criminal and credit checks. Ensuring the accuracy of all forms completed. Individual will work with our current residents to extend leases and tackle any on-site issues that arise. The Leasing Manager is also responsible for the development of all marketing plans and generating advertising that gets positive, effective results.

Receptionist/Entry Level Property Administrator

   Provide front area management, pleasant front line contact will all people entering the front office and pleasantly answering the telephone. Person will be able to answer multiple lines, direct calls and take appropriate messages. Individual will be responsible for all accounts receivable accounts: keying in rental payments, mailing delinquent rent letters and providing consistent follow-up on delinquent accounts. Individual will also be responsible for generating all form letters to residents, office filing, monitoring of all office supplies and forms and the appearance of the office.

Office Manager/Property Administrator

   The office administrator is responsible for the effective and efficient management of the internal office operations. This includes overall responsibility for: 1) Effective management of permanent staff (selection, training, development), 2) Implementing and managing a high level of customer service, 3) Oversee all aspects of front office operations and duties, ensuring that all duties are performed in a timely and functional manner.

Accounts Payable Comptroller/Systems Administrator

   Motivated individual to perform all aspects of accounts payable functions including: coding and data entry of all invoices, check printing, ensure timely payments to vendors, the ability to research and resolve vendor problems. This person will also oversee and manage the information technology functions to ensure systems operate smoothly and meet the business needs of the company. Individual should be able to provide technical assistance, training to system users, perform software updates and installation of new printers. Individual will need strong leadership abilities, excellent knowledge of PC software and hardware and the willingness to work in a fast-paced office.

Accounts Receivable Specialist/Collections Mgr. (ARSCM)

   The Accounts Receivable Specialist is responsible for maintaining the Rent Rolls of the properties managed by the management company and will ensure that all income received by a project is properly recorded. The Collections Manager is responsible for maintaining the computer system for the Northern Management Collections Division (NMCD) and collections of previous residents. This job description does not imply that the listed functions are the only tasks that may be performed by the Accounts Receivable Specialist/Collections Manager. Employees will be expected, if reasonable possible, to follow any job related instructions and perform any other job-related tasks requested by their supervisor(s).

Executive Assistant

   It is the job of the Executive Assistant to assist the company President in managing projects that are overseen, monitor monthly reports from Property Managers, and weekly reports from Resident Managers and Caretakers. This person also will assist in the leasing process. This job description does not imply that the listed functions are the only tasks that may be performed by the Executive Assistant not that additional specialized portfolios will not be added to this position.

Assistant Property Manager

   This individual will work with the day to day operations at the on site level. Work with training and recruiting of resident managers and caretakers. Conduct on site inspections for cleanliness and improvements needed. Oversee advertising and the tracking of this advertising for the specific projects. Acquire contracts for seasonal and quarterly services, lawn care, snow removal, fire alarm systems, extermination, etc. Keep up to date on current pricing and competition. Receive and complete special assignments from Property Manager and owners of complexes.
