Community College Move-In Process: Questions and Answers

WELCOME TO YOUR NEW HOME!

After you have thoroughly read the following information on how to successfully move into your new home, if you need further assistance please contact your new resident manager at the property or our main office at 320-255-9262. We will be eager to assist you in any way we can to help make this transition as easy as possible.

CONGRATULATIONS

We have processed your application and are currently reserving a bedroom for you in the apartment complex at which you have applied. Northern Management is a professional property management company specializing in student housing throughout the state of Minnesota. All our management efforts are directed toward providing you with the best in student housing.

Now that the lease is signed, you have acknowledged that you understand the terms of your lease. You have signed a commitment for a specific period of time for a specific monthly rent. No promises or commitments should have been made outside of this written contract by your resident manager.

We wish you the best of luck in your new housing adventure, and encourage you to contact us if you have any questions or concerns along the way!

PLANNING AHEAD

What will I need to have before I can move in?

  • All completed paperwork turned in (student bedroom application completed in full and signed by resident and guarantor; student lease agreement signed and dated by resident and guarantor)
  • Full deposit paid
  • First full month's rent paid in full by check or money order (we do not accept cash payments at any of our complexes).
  • And remember...rent is due on the 1st of each month regardless of your financial aid situation. You will want to plan ahead for your finances and you may want to pay in advance. Do not rely on waiting to receive your student loans or grants to cover rent that is due.

Where do I pay the rent?

At all of our outstate apartment complexes the rent payments are given or mailed directly to the resident manager. Again, remember that rent is due in full on the 1st of each month in order to receive the discount. Plan ahead when the 1 at of the month falls on a weekend or holiday.

ITEMS TO BRING

Each apartment complex is equipped with different amenities (furniture and appliances). Refer to the specific Northern Management brochure for your complex to identify those items that are provided in your apartment. When you first arrive to move into your new home, you should just bring some of the basics. You can then become acquainted with your roommates and find out what types of furnishings they own. Over the next couple of weeks, you can plan together and each bring the necessary items.

A basic list to start you off would include:

  • Personal clothing
  • Towels and personal products
  • Twin mattress cover and bed linens (if provided, beds are regular-length twin beds)
  • Basic cooking and eating utensils
  • Personal effects for decorating your bedroom
  • Stereo (loud ones will be sent back home)
  • Table lamp or desk lamp
  • Your favorite potted plant

YOUR NEW ADDRESS/ROOMMATES

The address of your apartment complex is listed in this brochure under the section "Apartment Complexes." Your specific apartment and bedroom will not be assigned until the day you move into the complex.

These initial apartment and bedroom assignments will not be given out prior to the day you arrive for move-in, as there may be last-minute changes to the resident roster. It would create many problems if roommates would become acquainted and make their address changes ahead of time and then we had to make a location change before the move-in.

Wait until you move into the complex before you change your mail, as the post office will need your apartment number in order to deliver your mail.

FURNISHINGS

The bedroom you rented is in a "typical" apartment. A stove, refrigerator and all window treatments are included with all rentals. The furnishings provided vary from site to site. A brief summary of furnishings at each site follows:

Unfurnished - No furniture provided (Jefferson Apartments in Alexandria & Birchwood in Marshall).
Limited Furnishings - Bed and built-in desk (Wannigan Apartments in Grand Rapids and Campus View Apartments in Worthington).
Partially Furnished - Sofa, loveseat, dining room table and chairs, microwave, built-in desk and a bed are on site (WaterTower Apartments in White Bear Lake and Pines Apartments in Brainerd).

Optional Items to Bring: For the unfurnished or partially furnished apartments or those with limited furnishings, you may want to bring such items as end or coffee tables, dresser, computer desk, chair, television, etc.

PETS

Do you allow pets?

  • We allow fish or caged birds. You must secure written approval from management for any other pets.
  • No student complexes accept ferrets, dogs or cats. Tenants who bring a ferret, dog or cat onto the premises will be responsible for having the carpets professionally cleaned.

ELECTRIC HOOKUP

Tenants of Campus View Apartments in Worthington and the Jefferson Apartments in Alexandria need to have an application filled out and a deposit of approximately $100 paid to hook up the electric service. This must be done immediately at the time of move-in to ensure continued service.

BEDS

For the properties that have furnished beds: If you're interested in bringing your own bed, you will need to contact the Resident Manager ahead of time, please mail in the request form below as soon as possible to your resident manager so that we can prepare for your arrival. Failure to do so may result in you having to store the extra furnished bed in your bedroom.

MOVIN' IN

Where do I go to move in?

Approximately one week prior to moving in, call your resident manager and set up a move-in appointment. It takes approximately 15-30 minutes for the move-in process. We ensure that all paperwork is completed and funds are collected. We issue a move-in packet and your keys at this time. We will also briefly go over our policies and answer any questions that you may have.

When you arrive at your complex, simply check in at the resident manager's office/ apartment at each site. Move-in hours are between the hours of 10:00 am and 5:00 pm. Please note these move-in hours and plan ahead for your traveling and moving needs. Special arrangements should be made for move-ins on weekends/holidays.

When can I move in?

The starting date of your lease varies depending on the starting date at your particular college. Typically, this date is around August 15th. Refer to your lease agreement for your specific starting date. Your lease begins at 12:00 noon on this starting date.

If you are interested in moving in earlier, the rent will be prorated according to the number of days you would like to move in early.

Included with your move-in folder, you will receive a Statement of Unit Condition form. This condition statement is extremely important and should be filled out by you prior to moving any articles into the apartment. This condition statement needs to be returned to your resident manager within three (3) days for storage in your resident file.

PARKING

Each apartment complex has its own set of policies. Typically, all residents will need a parking sticker to park in the parking lot and the cost runs from $50 - $75 depending on the property. Please inform your family and guests of these policies to avoid any problems. All parking is on a first-come, first-serve basis and is not guaranteed. Our primary concern is to provide parking for our residents before everyone else's visitors.

Information needed in order to obtain a parking sticker includes:

  • License plate number and state.
  • Make, model, year and color of the vehicle.
  • Registration or proof of insurance

RENTER'S INSURANCE

It is very important to ensure that your valuables and of liability are covered at your new home. You should check with your parents to determine whether their homeowner's policy covers your personal items. Otherwise, a small renter's insurance policy is usually under $90 a year. A separate insurance endorsement would be required for flood or sewer backup. We strongly recommend that all our residents obtain renters insurance!

COMMUNICATION

Northern Management is an extremely informative company. We go beyond our typical responsibilities in order to keep our residents abreast of all current issues and concerns:

  • Upon move-in, we provide our residents with a copy of our Resident Handbook, a comprehensive collection of "basic common sense" rules and regulations.
  • We maintain bulletin boards in the lobbies of our complexes with timely information on policies, management contact information, rent due dates and so forth.
  • We have also developed a quarterly newsletter, the Northern Wire, which highlights issues that may be of concern to our residents during that season of the school year. This newsletter is also mailed to lease guarantors. If you or your lease guarantor does not receive a newsletter, please contact your resident manager or Northern Management.

HOME SWEET HOME

At Northern Management, we try our best to provide a quality housing complex for our residents. We ask that you treat and view your new apartment home as you would your current home with your parents. Ask yourself these questions: Would you be throwing darts at the wall in your home? Would you have a hundred posters on the walls at home? Would you have a large party serving alcohol at home? Would you be pounding nails into the cabinets and woodwork at home? Would you crank up your stereo at 2 am at home? You should carefully ponder these questions prior to moving in!

The complex into which you are moving is a home to many other residents, and unruly or belligerent behavior will not be tolerated. Sadly, a few residents are typically evicted within their first month because of misbehavior, or they are charged for causing a large amount of damage at the complex. When this happens, it is not pleasant for management or for the former tenant, as the former tenant and their guarantor remain responsible for the financial liability of the lease. Remember that the rental reference you are developing will follow you for approximately eight years, and it is important to establish a positive reference right from the start.

It is our goal to work together with you to create the best possible student housing complex during the school year ahead. That can only remain possible with a team effort! Please use good judgment and common sense at all times throughout your stay with us!
