Individual Bedroom Lease Terms: This lease is a legal and binding document for renting a single bedroom in a multi-bedroom apartment with other residents for the occupancy term listed. The common area in the apartment is jointly shared by management and roommates. This lease covers the financial obligation for the monthly rent on a bedroom in the building. This lease is not for a specific bedroom and management will only hold obligations equal to the number of allowable bedrooms. Management reserves the right to transfer tenant to a comparable bedroom in another apartment if a multi-bedroom apartment is not fully occupied and all remaining terms and conditions of this lease will remain in effect. |

DEPOSITS: For Wannigan, please note that Minnesota's reciprocity agreement is used as a factor in determining the security deposit amount. Those applicants who do not necessarily live in Minnesota but live in Wisconsin, North or South Dakota, Iowa or the Canadian Province of Manitoba will pay the $300.00 deposit amount just as applicants living in Minnesota do. Any applicants who live outside this designated reciprocity area MUST pay the $500.00 deposit amount. For those applicants who pay the $500.00 deposit and successfully compete their entire lease agreement at their respective complex, management will apply part of their $500.00 deposit toward their final month's rent at their complex. In most cases, this would be May of the lease term. Under NO circumstances can any of the deposit be applied toward any other month's rent than the resident's final month of occupancy under the agreement. The reason for the increase in the deposit for everyone is that we need to cover our damage and cleaning expenses and some of the losses that arise from the "wear and tear" of our college residents. And, the reason for the sizable increase in the deposit for those not living in the reciprocity area is simple: Many of these applicants are persons participating in sports programs at the colleges. Because the number of these applicants who "skip" on their lease agreement after the season is over in their particular sport is quite high, we find it necessary to raise the security deposit in an effort to recoup some of our losses. Experience over many years has shown us that there is a high incidence of "skipping out" by many of these applicants. APPLICATION FEES: As far as the application fees, you are aware that the cost to run the criminal checks continues to grow. For Minnesota applicants, the fee will remain at $30.00 per applicant. For ALL non-Minnesota residents, the application fee will now be $60.00 per resident. |
